I do believe that Shadow Hills is zip code 94526. We have two homes in escrow in Shadow HIlls, both closing in early May. The market is good. At our newest listing we had over 70 agents attend and the open houses were non-stop traffic. Pricing it right is crucial. Shadow Creek inventory is moving along. Five homes have closed this year-to-date. $885,000 for the median home price and $929,000 for the average home price. There's one home pending sale in Shadow Creek.
Eight homes are currently on the market in Shadow Creek with an average days on market of 21 days.
Bottom line, buyers are out shopping for new homes...and the best value. Sellers of homes that are priced right and showcased to sell using the right exposure and the right agent are moving to their next home.
Short sales and foreclosures in Danville have little downward pressure on competitive prices as for the most part they are "market priced"
