location, condition and ammenities are all important factors, BUT, they all relate to price! In my MA market place, if you look at days on market and some have been on for over a year, then break it down further and look at the history of price reductions, it always comes out that from the last price reduction to the date its flagged as on deposit, its within 30 days. Once it gets to the right price it sells quickly. My argument is - if it was priced corrrectly at the beginning the sellers would have gotten a higher sales price because they are chasing the market down and buyers always ask how long has it been on the market? - Thu Oct 2 2008, 06:11

The very 1st step should be to contact the agents manager or office owner. The manager or owner is actually the responsible party fdor the agents actions. You should contact him or her and give them a chance to respond.

Westborough is a great town with a very walkable downtown and new in-town shopping mall. It also has a great stock of older homes and a highly rated school system. Good question. It depends on the town or city and what you need to do is look at recent sales in that town and see what the trend is in that community, in other words are hoomes selling at assessment or below. and what avg. range compared to assesment. Be careful in that the assesment is broken down into 2 parts, the land value and building value. if you have a home on .25 acres and a similar hom on 3 acres the assesment will be greater based on the land. - Wed Aug 6 2008, 18:21
