To My Fellow Realtors: Why should the tenant pay the fee?

Hi Denise, thanks for initiating this thread - I agree with you that the mountain of initial costs places a substantial burden on the tenant. At times, this burden stands in the way of the transaction. I guess the short answer for NJ is that the tenant is often asked to pay because the market will bear it. I advise my landlords to reflect on what is customary and to be in line with what others are doing to remain competitive and to be receptive to negotiation on this point if necessary to secure a good tenant.

Hi Sherrie, It sounds to me as though there is a disconnect between your goals and your agents comfort zone. If you have identified a property of interest, and are ready, willing and able to put pen to paper, your agent should assist you or it is time to find another agent.

If you have signed an Exclusive Buyers Agency Agreement, then speak to the manager/broker and voice your concerns.

It all seems a bit crazy to me - in this market with such buyer hesitancy, for you to be having difficulty getting this done.

Hi Tom, you've got a nice down payment there Tom. That's a great start! Evaluating your monthly costs will be is the right thing to do as you consider the affordability of various options. There are a number of components - price, mortgage, monthly maintenance, and don't forget taxes. I've got a great resource that can help you with this.

Once your budget is clarified and comfortable monthly payment parameters established, you will be in the position to forge ahead - and I'd be happy to help you on the search.

Hi Soapiesmom, it sounds to me as though you don't need another broken promise to justify a meeting with the manager/broker. If you are that disappointed with the service you are receiving, don't waste any more time - insist on the meeting, voice your concerns and ask for a clear action plan. Given market conditions, it is more important than ever to maximize the exposure of your home to the buying public. But no amount of exposure will cure a pricing problem - so be sure to take a step back and reflect on the price of your home.

Hi S. Dub, the best way to evaluate whether a price is fair is by doing a good pricing analysis. It will immediately flush out if the home is overpriced. Of course, it is only as good as the input, and the best source of the comparable data is from an agent. Many FSBO's will cooperate with agents and so if ithe market and pricing dynamics are not altogether clear to you, I'd suggest finding a good full time agent to help you. You are wise to be cautious - you do not want to evaluate in a vacuum. FSBOs are often priced above market not below it so do be careful.
