Yes, that is very generous to you the buyer and you should be thankful you had an agent that was able to negotiate those terms for you. But you are out the inspection fees and bear in mind every single home will have some issues you will need to address and it is best to try and work these out fairly with the seller. - Fri Jul 4 2008, 08:38
Dear Ben: The first thing I hand my buyers is a copy of the MD real estate contract I use. It is about 30 pages and I tell them to take it home and read every page so that they are well informed consumers. I say if you don't read it...shame on you!!! I am sorry to say it is only when a problem arises do most buyers wish they would have fully understood their contracts. you are not alone this is very common as most people do not really read what they have signed.
So on to the house, perhaps you have reasonable sellers who will work with you to alleviate some of the concerns you have about the home. What did you ask for the sellers to do after the home inspection? - Fri Jul 4 2008, 08:09
This is all specified in your home inspection addendum. I presume you have a Realtor prepare your contract. They will be able to advise you on how to proceed depending upon how you presented the contract to the sellers. You need to read your contract (which you should have done before hand) and consult with your agent. If you don't have an agent I hope you have a good attorney. Adding a radon abatement system, in my opinion, does not change the value of your home one way or the other. Every home has radon gas in it. You breathe in small amounts of radon gas outside too. Having the system in place is just a way of alleviating the concerns some people will have about radon. I installed one in my home without giving much thought to value. I just wanted my home to be as safe as possible. I also installed a CO2 detector as another safe guard. Do what makes you comfortable in your home so you can enjoy your family and relax, stop worrying, and enjoy life!!!!!! - Fri Jul 4 2008, 06:45
I totally understand your concern about radon my home tested at 12.0 and so I began to research what exactly this means. I believe if you research radon you find that those levels are just the levels for the day you were tested and could very well be 1.0 or 6.0 the next time you test your home. To get an accurate assessment of the issue you would need to test your home every day for a year to get an annual average. All this being said I just put in the system to get rid of it and so sleep well at night. Instead of fretting about it, get some estimates and put in the system, sleep well, enjoy your new home and your famliy. It 's a small price to pay for piece of mind.
