06961816 was originally on the market on March 13, 2008 for 96,000 and closed 6/2/2008 for $96,000 as an AS/IS Bank Owned/Cash Deal. It went back on the market July 16, 2008 for 176,000 and is now 175,000 with a market time of 50 days.
06877114 has been on the market since 4/28/2008 with an originaly list price of 179,900 and now it's listed at 174,900 with a market time of 129 days.

I would also recommend doing a final walk-thru. The reason for the walk-thru is to make sure everything is the same as when the contract was accepted and I have never heard of NOT doing one. Demand that one is done before closing. - Tue Sep 2 2008, 11:27

Thank you for all of your answers. I agree...I think with the down payment assistant programs and the increase of down payments on FHA loans are reasons why I have seen a spike in activity. Most of the recent sales (in my area) are FHA loans & 1st time buyers. I also think that buyers are realizing there are some good prices and there is pent up demand as well.
I'm not saying it is CRAZY busy, but June & July were somewhat non-existent here. I switched companies at the beginning of April and this is the 1st month I have noticed that our sales board is much longer than our listing board with many of the sales occuring under $350,000.

Is this the home you were asking about earlier? I work in Oak Brook/Downers Grove and I am familiar with the Hinsdale area. If it is the house at 327 59th Street, here is some information you may find useful. It is listed at 638,888 and has been on the market since Oct. 2007 with an original list price of 673,888. It has 4 bedrooms, 2 full baths and 2 half baths, a fireplace, a basement and a 2 car garage. 2007 taxes were $9071.
