There are dozens of them available and some offer additional services that will get your home the home the exposure it needs to sell in a market with a high inventory. The first thing you need to do is see if you have as much equity in your home as you believe you do. The condo market in Arlington has been hard hit. You need to have a CMA done to find out your sales value, have a sample net sheet run to find out the bottom line if you sell and then see if it makes sense to move at this time or stay put until the market recovers. - Yesterday, 17:14
Thanks for adding the information about the updates already done to your kitchen. Frank is right if you are looking to sell soon a stager can come in and help you declutter and put your house in the best light for bueyrs. Are you considering putting granite counters on top of your old kitchen cabinets? Then I say NO instead go with a nice clean "granite looking" laminate and update the appliances. Buyers who walk into a kitchen and see 1980's oak with brass hinges and handles don't see the value of the granite when they realize that they still need to switch out the cabinets and appliances. Don't overspend on a kitchen redo if you are planning to put your home on the market in the next 12 months. If you are going to live in the home then by all means make it what you want but don't overpersonalize with colors that won't appeal to a future owner. - Thu Aug 28 2008, 09:06
I have not had the opportunity to work with anyone with a NACA loan. If you are realistic you can find a property along the I-66 line. The question would be is a condo the best value for you money? Have you factored in the $200-300 per month condo fee at the $270,000 purchase price?
There are 78 properties in Oakton, Vienna and Fairfax that are priced below $270,000. It then becomes a matter of what size, what complex and your timing. The best thing to do is look at the local county sites for information or through sites such as
http://www.greatschools.net. Realtors are NOT allowed to make school recommendations. Most areas have some accomodations for student placement outside of district lines but usually this is for very special circumstances. Good luck. Getting all the information you need for relocation can be tough but the internet has made it a lot easier to check on the schools in an area.
