If you could envision your home being redeveloped to a commercial use, I wouldn't fight the rezone. Your value will increase. However, it's a speculative increase. - Thu Aug 21 2008, 21:47
There are typically a number of contingencies in a purchase and sale agreement, and until a buyer waives all of those contingencies, the earnest money is not at risk. Some normal contingencies are: neighborhood review, financing contingency, and home inspection contingency. You should review your particular contract with your agent or an attorney and see what contingencies your agreement has, what you have waived and what contingencies are still active.
After you waive all of your contingencies, the earnest money becomes at risk (usually). Again, review your purchase and sale agreement and all attachments. - Tue Aug 19 2008, 16:07
The earnest money is almost always applied to the total costs the buyer has to bring to closing. Or in simple terms, shall be applied to the Purchase Price. It will be clearly stated in your purchase and sale agreement how the earnest money shall be applied. - Sat Jul 19 2008, 09:48
Builder's like to give you the impression of a non-negotiable sticker price. In a Seller's market, builders can get their price because there is enough demand. In a buyer's market, they are probably going to have to negotiate to win business.
The reality is all real estate deals are negotiable. The seller may just decide to not engage in a negotiation depending on the strength of the market. - Wed Jul 9 2008, 00:58

I would have been shocked as well. Realtors should be showing houses based on their clients needs and criteria. The commission, estranged friendship, or any other reason should not matter.
