Landlords Pays HOA Fees, Tenants pay for all other maintenance and Utilities. Tenants should allow the landlords representative twice a year to inspect inside and outside the property. Tenants should allow the landlords representative & future tenants to tour inside and outside the property 45 Days before lease term ends , Scheduling will take place with mutually agreeable day and time between
tenants and landlords.
1) Tenant agrees to allow Landlord or their representative to inspect the unit and/or perform
maintenance with a minimum 1 day notice every 6 Months.
2) Tenants agree to abide by the "Landlord's Rules and Regulations" per HOA
3) Tenants agree to acquire and keep active Renter's Insurance, and must provide Landlord proof
of insurance within 14 days after the Execution Date of this lease.
4) This lease automatically expires at the end of this lease, If Tenant terminates lease early, the
Tenant has to give a written notice to Landlord before 60 days and Pay the remaining Months Rent
as Penalty.
5) Tenant will dispose of trash & Recycle only in designated areas. Trash & Recycle Bins have to be
removed from street on the same collection day to avoid HOA violation fee of $ 25 on first and $ 50
on second time and so on.
6) Tenant will promptly report any repair or maintenance problems to Landlord or Managing Agent
(if any).
7) Provided Washer, Dryer and Refrigerator and TV Mounts as in the
Listing Pics. Have to return at the end of the lease in good/working condition.
