4. Maintenance and Repairs
Landlord shall be responsible for major repairs and maintenance, including plumbing, electrical, heating, and structural repairs. Tenant shall keep the premises clean, replace light bulbs as needed, mow the lawn or arrange for lawn care service, and promptly report any maintenance issues or damage.

5. Rules and Restrictions
Pets are welcome. Smoking is prohibited anywhere on the property. Tenant must obtain the landlord's prior written approval before painting the unit or making any other modifications.
