General Lease Terms
Lease Term: 12-month lease (1-year). Renewal subject to owner approval and updated terms.
Rent Payment: Rent due on the 1st of each month. Late fees apply per lease.

Security Deposit: Held per NY law; refunded at lease end less any lawful deductions for damages beyond normal wear/tear, unpaid rent, or lease violations.

Lawn/Snow: Tenant responsible for lawn care and snow removal unless otherwise stated.
Smoking: No smoking in the home or on the premises.
Pets: No pets.
Subletting/Airbnb: No subletting or short-term rentals.
Occupancy: For approved applicants only. No additional occupants without written owner consent.
Renter's Insurance: Not required.
Application Requirements: Completed application, credit/background check, proof of income, photo ID, and supporting documents.
