1. No smoking, vaping, e-cigarettes, marijuana smoking, hookah, or any other smoking activity shall be permitted inside the dwelling, garage, patio, backyard, or anywhere on the property.
2.Landlord shall pay HOA dues. Tenant shall be responsible for all other utilities.
3. Tenant shall replace HVAC filters every 180 days or as recommended by manufacturer guidelines and provide proof upon request.
4.Tenant agrees to comply with all HOA rules, regulations, parking restrictions, architectural guidelines, and community policies. Violations resulting in fines shall be the responsibility of Tenant.
5. Only the individuals listed on the lease may reside in the property for more than 14 consecutive days or 30 cumulative days in any 12-month period without Landlord's written consent.
6.Tenant shall maintain renters insurance throughout the tenancy with minimum liability coverage of $100,000 and provide proof prior to occupancy.
7. Tenant shall promptly report leaks, water intrusion, mold, HVAC issues, appliance malfunctions, plumbing problems, or other conditions that may cause property damage.
8. Tenant shall immediately notify Landlord of any leak, overflow, plumbing issue, or water intrusion. Failure to promptly report may result in Tenant liability for damages to the extent permitted by law.
9. Tenant shall not paint, install fixtures, mount televisions, install satellite dishes, modify locks, or make alterations without prior written consent.
10. Subleasing, short-term rentals, vacation rentals, Airbnb, VRBO, or similar occupancy arrangements are prohibited
11. Garage shall be used primarily for vehicle parking and storage of customary household items. Vehicle repairs, commercial operations, and storage of hazardous materials are prohibited.
12.Any illegal activity, including drug manufacturing, distribution, or criminal conduct on the premises, shall constitute a material lease violation.
13.Tenant shall return the premises in substantially the same level of cleanliness as received, ordinary wear and tear excepted.
14.Landlord may conduct periodic inspections upon proper notice as permitted by California law, annually.
